Thinking About Selling Your Wichita Home This Fall? Here’s What I’d Do Before Spending Money on Updates

You’ve decided you might sell your Wichita home this fall.

So naturally, you look around and suddenly see EVERYTHING that’s wrong with your house.

The paint needs touched up.

The carpet is older.

Those light fixtures could probably use an update.

Maybe the kitchen backsplash needs replaced.

Should you paint the cabinets?

What about the bathroom?

And before you know it, you have a $15,000 “before we can sell the house” list.

STOP.

Before you head to Lowe’s, call the painter, order new flooring or start ripping things out...

Call your Realtor.

Because one of the biggest mistakes I see homeowners make is spending money getting a house ready to sell before they know whether those improvements will actually help them sell it.

Your House Does NOT Have to Be Perfect to Sell

This is probably one of the first things I’ll tell you when I walk through your home.

Buyers aren't expecting every Wichita home to look like it was built yesterday.

A home can have an older kitchen and still sell.

It can have carpet and still sell.

It can have a bathroom that isn't straight out of Pinterest and still sell.

The question isn't:

“How do we make this house perfect?”

The better question is:

“What changes will make the biggest difference to a buyer?”

Those are two completely different things.

Start With the Things That Cost Almost Nothing

Before we start talking about renovations, let's talk about the stuff that gives you the most bang for very little money.

Declutter

You don't have to make your home look empty.

Actually, I don't want it empty.

I want buyers to walk in and notice the house, not everything inside the house.

That may mean removing some things from countertops, thinning out furniture, cleaning off the refrigerator or packing away part of a collection.

Think:

Less distraction. More house.

Clean

I know. Not very glamorous.

But a clean house can make a bigger difference than a new light fixture.

Baseboards.

Windows.

Ceiling fans.

Showers.

Appliances.

Doors.

Cabinet fronts.

Those little things add up.

When buyers walk into a clean, well-maintained home, it sends a message:

This house has been taken care of.

Let There Be LIGHT

Open those blinds!

Wash the windows.

Replace burned-out bulbs.

Turn on lamps.

Trim landscaping away from windows if it's blocking natural light.

Bright homes tend to feel larger, cleaner and more inviting.

And guess what?

Sunshine is free. 😉

Paint Can Be Worth the Money — But Don't Paint Everything Just Because You're Selling

Paint is one of those improvements that can make a big visual difference.

But I don't automatically tell every seller to paint the entire house.

If your walls are in good condition and the colors work, leave them alone.

If one room is extremely dark, heavily personalized or badly scuffed, then we might talk about painting that particular space.

And please don't assume everything needs to become gray.

We've had enough gray. 😂

Warm neutrals can make a home feel fresh without making it feel sterile.

The point is to make your home appeal to more buyers — not erase every ounce of personality from it.

Do You Really Need New Flooring?

Maybe.

Maybe not.

This is exactly why I want to see the house before you make that decision.

If the carpet is badly stained, damaged or has strong odors, replacing it may absolutely help.

If it's simply a little older?

We need to look at the price point of your home, its competition and the overall condition before deciding whether replacing flooring makes financial sense.

Spending thousands of dollars on flooring doesn't automatically mean you're getting those thousands back.

Sometimes a professional cleaning is enough.

Sometimes replacement is worthwhile.

And sometimes we price the home appropriately and let the next owner choose what they want.

Please Don't Remodel Your Kitchen for the Buyer

This is a big one.

You have a perfectly functional kitchen, but it's dated.

So you think:

“Nobody is going to buy this unless we remodel it.”

Not necessarily.

A full kitchen remodel can become expensive FAST.

And here's the problem:

You might choose white cabinets.

Your buyer wanted wood.

You choose quartz.

They wanted granite.

You install the backsplash you love.

They tear it out six months later.

If we're talking about updating cabinet hardware, replacing a dated light fixture or making an inexpensive cosmetic improvement, that's one thing.

A major remodel right before selling?

Let's have a conversation first.

What About Curb Appeal?

Now THIS is an area I don't want you to ignore.

Buyers start forming an opinion before they ever walk through your front door.

And fall in Wichita can actually be a beautiful time to show a home.

You don't need elaborate landscaping.

Start simple.

Mow the lawn.

Trim bushes.

Pull weeds.

Sweep the porch.

Clean the front door.

Remove dead plants.

Add a simple seasonal touch.

A healthy mum and a pumpkin by the front door?

Perfect.

Seventeen pumpkins, six scarecrows, three hay bales and an inflatable ghost?

We may need to talk. 😂

We're selling the house — not opening a pumpkin patch.

What Repairs SHOULD You Make?

Cosmetic updates and actual repairs are two different conversations.

A dripping faucet, broken door handle, missing outlet cover, damaged trim or loose railing may seem minor, but several small maintenance issues can make buyers wonder:

“What else hasn't been taken care of?”

And if you already know about a larger issue — roof, HVAC, plumbing, electrical, foundation, water intrusion, etc. — let's talk about that before listing.

That doesn't necessarily mean you have to fix everything.

But I want us to understand what we're dealing with so we can decide the smartest way to move forward.

Here's What I Look at When I Walk Through a Seller's Home

When I meet with a Wichita homeowner who is considering selling, I'm looking at the house through several different lenses.

I'm looking at it as a Realtor.

I'm looking at what buyers are likely to notice.

I'm looking at how the home will photograph.

And because I also own Design with Jen, I'm looking at the presentation of the home — furniture placement, visual distractions, décor, organization and the little changes that can make rooms feel completely different.

Sometimes moving a sofa makes more difference than buying a new one.

Sometimes removing one piece of furniture makes a room look twice as large.

Sometimes changing bedding, moving artwork or rearranging décor is enough.

And sometimes I walk through and say:

“Don't touch it. It's fine.”

Those might be my favorite words to tell a seller. 😉

Where SHOULD You Spend Money Before Selling?

If you're going to spend money, I want it to have a purpose.

Generally, I'm looking for improvements that accomplish one of three things:

1. Correct a problem buyers are likely to notice.

2. Improve the home's first impression.

3. Help buyers better see the home's value.

That's it.

We're not remodeling the house for the next owner.

We're preparing your house to show its best.

There's a big difference.

Fall Sellers Have One Big Advantage

Fall can give a home an atmosphere that's difficult to recreate during other times of the year.

Warm lighting.

Beautiful landscaping.

A cozy living room.

A welcoming kitchen.

Subtle fall décor.

You want buyers walking through your home thinking:

“I could see myself living here.”

That's staging.

It isn't about making your home look like nobody lives there.

It's about helping someone else imagine that they could.

Before You Spend a Dime, Let's Walk Through the House

Show me the clutter.

Show me the ugly room.

Show me the carpet you're worried about.

Show me the bathroom you think needs remodeled.

Show me the garage you haven't cleaned out yet.

I promise, I've seen houses before. 😂

Then we'll make three lists:

DO THIS.

MAYBE DO THIS.

DO NOT WASTE YOUR MONEY ON THIS.

That last list can be just as important as the first.

Because preparing your Wichita home to sell isn't about spending the most money.

It's about making smart decisions with the money you spend.
