7 Spooky Home-Selling Mistakes That Could Send Them Running

It's October in Wichita. ๐Ÿ‚๐ŸŽƒ

The pumpkins are out, the skeletons are hanging from porches, and I'm completely on board with making your house a little spooky.

Unless you're trying to sell it. ๐Ÿ˜‚

Then there are certain kinds of scary we'd rather avoid.

I'm not talking about ghosts in the attic or a creepy doll staring at buyers from the corner of the bedroom.

Although...

maybe put the creepy doll away too. ๐Ÿ‘€๐Ÿ˜‚

I'm talking about the little things sellers sometimes overlook that can make a buyer walk into a home and immediately start wondering:

โ€œWhat ELSE is wrong with this place?โ€

So in honor of Halloween, let's count down seven things that can scare buyers away faster than a haunted basement.

๐Ÿ‘ป #7 โ€” The House That Smells Like... Something

You know that moment when you walk into a house and think:

โ€œWhat IS that smell?โ€

Not ideal.

Pets.

Cigarette smoke.

Cooking odors.

Musty basements.

Garbage disposals.

Carpet.

Teenage boys.

Okay, I can't necessarily fix the last one. ๐Ÿ˜‚

Here's the tricky part:

We stop smelling our own homes.

You live there every day, so you may genuinely have no idea.

That's why I want an honest sniff test before your house hits the market.

And please don't solve the problem by plugging in twelve air fresheners.

Because then buyers think:

โ€œWhat are they trying to cover up?โ€ ๐Ÿ‘€

Clean and fresh beats artificial pumpkin-cinnamon-vanilla-cookie-explosion every time.

Every house seems to have one.

The room where things go when you don't know where else to put them.

There's a desk.

A treadmill.

Christmas decorations.

Three dining chairs.

A vacuum.

A guitar nobody plays.

Buyers shouldn't have to stand in the doorway trying to figure out what a room is supposed to be.

Give it a purpose.

Bedroom.

Office.

Dining room.

Playroom.

Whatever makes the most sense.

A buyer should walk in and immediately understand:

โ€œOh! I could use this space for THIS.โ€

Mystery rooms belong in haunted houses.

Not listings. ๐Ÿ‘ป


๐ŸงŸ #5 โ€” Deferred Maintenance Coming Back From the Dead

That faucet has dripped for two years.

You've learned to ignore it.

The buyer hasn't.

Same with:

๐Ÿšฝ The toilet that keeps running
๐ŸชŸ The cracked window
๐Ÿชต The loose deck board

One little issue?

Probably not terrifying.

But when buyers see one...

they start mentally adding dollar signs.

Before listing, let's identify those little monsters hiding around the house and decide which ones need attention.

We want buyers saying:

Buyer opens closet.

Everything falls out.

Buyer closes closet.

Buyer backs away slowly.

Buyers WILL look in closets.

They're not being nosy.

Even if the closet is actually huge.

You don't need empty closets.

Just give them some breathing room.

I love a good DIY.

But there is DIY...

and then there is:

Questionable wiring.

Half-finished flooring.

Interesting plumbing choices.

A deck that moves when you walk on it.

Buyers notice.

And inspectors REALLY notice.

Before you put your Wichita home on the market, let's talk about unfinished projects or repairs you've done yourself.

Some may be completely fine.

Some might need professional attention.

And some might earn the official:

Trying to Hide a Problem

This is the one that's actually serious.

If there's a known issue with the home, trying to disguise it is not the strategy.

Foundation concerns.

Roof problems.

Plumbing issues.

Electrical problems.

Whatever it may be.

Kansas sellers have disclosure obligations, and your particular situation should be discussed with your real estate professional.

We can talk about the issue.

We can determine whether it should be repaired.

We can obtain information when needed.

We can price and market appropriately.

But surprises are rarely your friend in a real estate transaction.

Now for something fun.

Can you decorate your house for Halloween while it's listed?

Absolutely.

You still live there!

A tasteful skeleton sitting on the porch?

But if buyers have to walk through a fog machine, duck under fake spiderwebs and step over six motion-activated zombies to reach the front door...

we may have crossed a line.

Seasonal dรฉcor should add warmth and personality without distracting from the house itself.

Because we're still selling the HOUSE.

If you just looked around your house and thought:
