Your House Doesn’t Need to Look Like a Model Home to Sell — But These Things DO Matter

Can I tell you something that stops homeowners from calling a Realtor way more often than it should?

They're embarrassed by their house.

I've heard versions of this over and over:

“Don't judge my house.”

“I need to clean before you come over.”

“It's really outdated.”

“Please ignore that room.”

“We've lived here forever.”

“The garage is a disaster.”

And my personal favorite:

“I'm not letting you come over until I get the house ready.”

But... getting the house ready is one of the things I'm supposed to help you with! 😂

If you're considering selling your Wichita home, please hear this:

Your house does NOT need to look like a model home before you call me.

Actually, I'd rather see the real version first.

Because sometimes the things you're convinced are huge problems aren't nearly as important as you think.

And sometimes the little things you've stopped noticing are exactly where we should focus.

Let's talk about the difference.

DOESN'T MATTER: Your Home Isn't Perfectly Decorated

You do not need designer furniture.

You don't need matching throw pillows.

You don't need expensive artwork.

You don't need to go buy an entire house full of neutral décor.

And please don't run to the store and buy $800 worth of random decorations because you think your house needs to look “staged.”

Good staging isn't about filling a house with pretty things.

It's about helping buyers see the house itself.

Sometimes I add.

Sometimes I rearrange.

And sometimes?

I take stuff away.

Your furniture doesn't need to be new.

It just needs to help the rooms show well.


DOES MATTER: Buyers Can Understand the Space

This is a much bigger deal.

When someone walks into a room, I want them to immediately understand what that space can be.

If your dining room has become:

Dining room + office + craft room + storage + treadmill parking...

we may need to simplify. 😂

Too much furniture can make a large room look small.

Furniture in the wrong place can make a room feel awkward.

And piles of belongings can distract buyers from features they're supposed to notice.

We're not trying to pretend nobody lives there.

We're helping buyers understand:

“Oh! THIS is how this room works.”


DOESN'T MATTER: Your Kitchen Isn't Brand New

This one surprises sellers.

Not every buyer expects a completely remodeled kitchen.

Yes, beautiful updated kitchens can help sell homes.

But that doesn't mean you need to spend tens of thousands of dollars remodeling yours immediately before listing.

If your kitchen is older but clean, functional and well maintained, we need to evaluate it in the context of your home's value and competition.

Please don't assume:

Old kitchen = nobody will buy my house.

There are buyers who would much rather purchase the house at the right price and eventually choose their own finishes.


DOES MATTER: Your Kitchen Is CLEAN

This is where I'm going to get picky. 😂

Counters.

Cabinet fronts.

Appliances.

Sink.

Backsplash.

Floors.

And yes...

The top of the refrigerator.

Buyers notice cleanliness.

A dated kitchen that's sparkling clean can feel loved and maintained.

An expensive updated kitchen that's dirty can feel neglected.

Clean wins.

Every time.


DOESN'T MATTER: You Actually LIVE in Your House

There can be family pictures.

There can be toys.

There can be dog bowls.

There can be shampoo in the shower.

There can even be...

a coffee maker on the kitchen counter.

Shocking, I know. 😂

We're not trying to make your home look abandoned.

I want it to feel warm and inviting.


DOES MATTER: Buyers Aren't Distracted by Your Stuff

There's a difference between:

“People live here.”

and

“I cannot see the house because there is stuff EVERYWHERE.”

If every countertop is full...

Every wall is covered...

Every closet is packed...

And every room has extra furniture...

buyers can have trouble seeing past it.

Here's the bonus:

If you're moving anyway, you're eventually going to have to pack.

So we're just getting a head start.


DOESN'T MATTER: Every Wall Isn't Beige

Your house does not need to lose every bit of personality.

And no, I'm not automatically walking in and telling you to paint everything gray.

😂

Color can be beautiful.

If your paint is in good condition and works with the home, it may be perfectly fine.


DOES MATTER: One Room Isn't Screaming for ALL the Attention

There's color...

and then there's:

NEON PURPLE BEDROOM WITH A BLACK CEILING.

That's when we might talk. 😂

Very bold colors can sometimes distract buyers or make it harder for them to imagine the room differently.

That doesn't necessarily mean repainting the entire house.

Sometimes one or two strategic changes are enough.


DOESN'T MATTER: Your House Looks Like Someone Has Lived There

Because someone HAS lived there.

Floors get scratched.

Walls get dinged.

Doors get scuffed.

Cabinets show wear.

Homes age.

Normal wear doesn't automatically make your house unsellable.


DOES MATTER: The House Looks Cared For

This is different.

A loose handrail.

A dripping faucet.

A broken switch plate.

A door that won't close.

Missing trim.

Peeling paint.

Several burned-out lights.

One tiny maintenance issue isn't necessarily alarming.

But when buyers see ten of them?

They can start thinking:

“If these things weren't taken care of... what ELSE wasn't?”

That perception matters.


DOESN'T MATTER: You Don't Have Instagram-Worthy Closets

I'm not opening your closet expecting matching velvet hangers organized by color.

Although if that's your thing, I fully support it. 😂

Buyers know closets contain clothes.


DOES MATTER: Buyers Can Tell How Much Storage You Have

If your closet is packed so tightly that opening the door becomes dangerous...

we might want to thin it out.

Not because the buyer cares about your clothes.

Because an overflowing closet can make the closet itself look too small.

Same goes for cabinets, pantries and storage rooms.

You don't have to empty them.

Give them some breathing room.


DOESN'T MATTER: Your Home Isn't the Most Updated House in Wichita

There is a buyer for more than one kind of home.

Some buyers want completely remodeled.

Some want move-in ready.

Some don't mind cosmetic projects.

Some specifically WANT a house they can change.

Our job isn't to make your house appeal equally to every human being in Wichita.

That's impossible.

Our job is to understand your home, its condition, its competition and the buyers most likely to want it.

Then we position it accordingly.


The Goal Isn't Perfection

This is what I really want sellers to understand.

We're not preparing your house for a magazine shoot.

We're preparing it for the market.

Those are different things.

When I walk through your home, I'm looking at:

What should stay?

What should move?

What should we remove?

What needs attention?

What could photograph better?

Where would spending a little money help?

And just as importantly:

Where should you NOT spend money?

Because I would much rather tell you:

“Leave that alone.”

than watch you spend $5,000 fixing something that wasn't stopping your house from selling in the first place.

Please Don't Clean Before I Come Over

Okay...

You can pick up the underwear off the bathroom floor if you want. 😂

But otherwise?

Let me see the house.

Show me how you actually live in it.

Show me the room you hate.

Show me the cluttered pantry.

Show me the furniture you're not sure what to do with.

Show me the ugly paint.

Show me the garage.

That's how we figure out the plan.

You don't need to prepare your house before you call your Realtor.

Preparing it is part of the process.
