Can I Decorate for the Holidays if My Wichita Home Is for Sale?

Your house is on the market.
It's October.
And somewhere in the basement...
the holiday totes are calling your name.
๐๐ฆ๐๐
You know they're down there.
Pumpkins.
Garlands.
Christmas trees.
Ornaments.
That one decoration you've owned for 20 years and will absolutely NOT be getting rid of no matter what anybody says.
And now you're wondering:
โJen... am I allowed to decorate my house if I'm trying to sell it?โ
YES.
Please decorate your house.
You still live there!
Putting your home on the market does not mean you have to cancel Thanksgiving, skip Christmas and spend three months living inside a beige box.
But...
there's a difference between:
โOhhhh, this house feels so cozy for the holidays.โ ๐
and
โI have absolutely no idea what this living room looks like because there are 412 Christmas decorations in it.โ
๐๐๐
So let's talk about how to have BOTH.
Your holidays.
And a house that shows beautifully.
๐ First of All... I'm NOT Telling You to Stop Decorating
I need to establish this immediately.
Because I LOVE decorating for the holidays.
Especially fall.
Give me pumpkins.
Give me warm colors.
Give me cozy blankets.
Give me all of it. ๐๐
And when Christmas arrives?
๐โค๏ธ
Your home should still feel like your home.
Actually, tasteful seasonal dรฉcor can make a house feel incredibly warm and inviting to buyers.
Picture this:
A beautiful Christmas tree glowing in the living room.
Soft lighting.
A cozy throw on the sofa.
Simple greenery on the mantel.
The dining table set beautifully.
A buyer walks in and thinks:
โOh my gosh. Imagine Christmas morning HERE.โ
THAT'S what we want.
We're creating a feeling.
๐ก Here's My One Holiday Decorating Rule
Before you put something out, ask:
โDoes this make the ROOM look better... or am I just trying to find somewhere to put this decoration?โ
Ouch.
I know. ๐
Because holiday decorating can turn into:
โI've owned this since 1997, therefore it must be displayed.โ
No.
It doesn't.
You are allowed to rotate things.
You are allowed to leave something in the tote.
You are allowed to use half of what you own.
And yes...
I'm saying this while fully aware that I personally love holiday dรฉcor.
๐
The goal when selling is to use decorations that enhance the room.
๐ Your Christmas Tree Can Actually HELP Sell the Room
This surprises people.
A Christmas tree placed correctly can make a room look beautiful.
But placement matters.
If you have to move:
the sofa...
two chairs...
an end table...
the dog bed...
and half the living room...
just to squeeze a giant tree into the corner...
we may need Tree Plan B. ๐
We still want buyers to understand the size and flow of the room.
A slightly smaller tree in the right location can look much better than a massive tree that makes the living room feel tiny.
And here's another little staging trick:
Don't block one of your home's best features with the tree.
Beautiful fireplace?
Don't hide it.
Gorgeous picture window?
Let's not completely cover it.
Amazing built-ins?
Let buyers see them.
The tree should complement the room โ not become the room.
๐ฆ What About Thanksgiving?
Thanksgiving decorating is actually pretty easy when your house is listed.
Warm fall colors can photograph beautifully.
A simple centerpiece.
A few pumpkins.
A fall wreath.
Pretty hand towels.
Maybe some seasonal stems.
Done. ๐
You don't need:
THANKFUL
BLESSED
GRATEFUL
GATHER
on every available surface.
๐๐๐
We understand.
You're thankful.
Let's also let them see the countertops.
๐ And Then There's the Collection...
We need to talk.
Maybe you collect Santas.
Snowmen.
Nutcrackers.
Christmas villages.
Angels.
Ornaments.
Gnomes.
Reindeer.
Whatever it is...
you LOVE them.
And I'm not telling you they're bad.
But if a buyer walks into your living room and all they remember afterward is:
โDid you SEE all those snowmen?โ
we have a problem.
๐
Because I want them remembering:
the fireplace.
the beautiful floors.
the huge windows.
the size of the room.
Use some of the collection.
Pack the rest.
Think of it as giving your favorites the spotlight.
โค๏ธ Don't Pack Away Everything That Makes Your Home Personal
This is where I differ from the idea that a house has to become completely impersonal to sell.
I don't think every family photo has to disappear.
I don't think your house has to look like nobody lives there.
And I don't think your Christmas tree needs gold ornaments because somebody decided red ornaments aren't โneutral.โ
๐๐
Your home should have warmth.
It should have personality.
It should feel loved.
We're simply trying to make sure buyers can imagine adding their own life to the house too.
๐ธ But Remember... Your House Is About to Be Photographed
This changes things.
Something that looks adorable when you're standing in the room can look like clutter in a photograph.
Cameras see EVERYTHING.
Counters look fuller.
Rooms can look smaller.
Little objects suddenly become noticeable.
So before your listing photos are taken, I may move things.
Don't panic. ๐
I may take three things off the mantel.
Move a decoration from one room to another.
Remove something from the kitchen counter.
Shift the Christmas tree slightly.
And then after the photographer leaves?
You can put something back if it doesn't interfere with showings.
Staging isn't about permanently changing how you live.
It's about presenting your home at its absolute best when buyers see it.
โจ Holiday Lights? YES.
I love warm lighting during the holidays.
But remember:
Some buyers may see your house during the DAY.
Open the blinds.
Let natural light in.
Don't rely entirely on Christmas lights to make a room feel bright.
And outside?
Tasteful holiday lights can make a home look incredibly inviting.
Just make sure buyers can still safely walk to the front door without navigating extension cords, inflatable reindeer and a moving Santa.
๐๐
๐ And PLEASE Have a Plan for the Presents
This one isn't just about staging.
It's about privacy and security.
If your house is actively being shown, don't leave expensive gifts sitting out where everyone can see them.
Same goes for:
Jewelry.
Medication.
Important documents.
Financial information.
Electronics.
Anything valuable or private.
Put those things somewhere secure.
We're inviting prospective buyers into your home.
That doesn't mean they need to know what everyone is getting for Christmas.
Especially the kids.
We've worked too hard keeping that secret. ๐๐
๐ถ Yes, Even the Dog's Christmas Stuff Counts
Listen.
I'm a dog person.
I understand. ๐โค๏ธ๐พ
But if your dog has:
Three beds.
A basket of toys.
Holiday sweaters.
Food bowls.
Treat containers.
A Christmas stocking.
And an entire toy box in the living room...
we might temporarily consolidate.
Your fur baby can absolutely celebrate Christmas.
We just don't want buyers tripping over Rudolph the squeaky reindeer during a showing.
๐
๐ Here's What I WANT Buyers to Feel
This is the real secret.
When someone tours your home during the holidays, I don't want them thinking:
โWow. They decorated really well.โ
I want them thinking:
โI could see my family here.โ
Imagine Thanksgiving dinner in this dining room.
Imagine the kids coming down these stairs Christmas morning.
Imagine sitting by this fireplace when it's cold outside.
Imagine family gathered around this kitchen island.
That's powerful.
Because buying a home isn't purely a financial decision.
There's emotion involved.
People aren't just buying bedrooms, bathrooms and square footage.
They're imagining life happening there. โค๏ธ
And the holidays give us a wonderful opportunity to help them see it.
๐ So... Should You Decorate Your Listed Home?
YES.
Decorate.
Enjoy Thanksgiving.
Put up the Christmas tree.
Hang the stockings.
Bring out the pumpkins.
Make cookies.
Have people over.
Live in your house.
Just remember:
โจ Highlight the home.
๐ Don't overwhelm the rooms.
๐ธ Think about how everything photographs.
๐ก Keep walkways and important features visible.
โค๏ธ And don't remove every ounce of personality.
Because we're not trying to make your home feel empty.
We're trying to make it feel like somewhere another family would LOVE to call home.
โค๏ธ One Last Thing...
If you're thinking about selling during the holidays but you're worried that means you can't enjoy your favorite time of year...
please don't let that stop you from having the conversation.
We can work around decorations.
We can work around family gatherings.
We can talk about showing schedules.
We can create a plan that makes sense.
Real estate doesn't have to take over your entire life.
And your house doesn't have to stop feeling like home just because there's a FOR SALE sign in the yard. ๐กโค๏ธ
